How buyer representation works in Indiana now

The rules changed in 2024. Buyers still need representation. What changed is the paperwork and the conversation about compensation. None of this should be a surprise at the kitchen table two hours before a closing.

Rule 1

Written agreement before showings. If we are touring homes together, we put the relationship in writing first. Scope, loyalty, and compensation stay clear.

Rule 2

Compensation is negotiable. A seller concession may cover some or all of the buyer-agent fee. If it does not, you still deserve the number in writing before we start.

Do I need a buyer’s agent in Indianapolis?

Who pays the buyer’s agent in Indiana?

It is negotiable. Some sellers still offer a concession that covers some or all of the buyer-agent fee. Sometimes the buyer covers it under the agreement. The only unacceptable version is finding out at closing. We put the structure on paper before we tour.

Can I just use the listing agent?

You can. You should know what you are giving up: exclusive loyalty, confidential strategy, and a second set of eyes that is not paid to get that listing closed. Limited agency is not the same as having your own advocate.

Do you represent luxury buyers and first-time buyers?

Yes. The fiduciary duty is the same. The search path is not. Luxury and off-market work looks different from a first home in a competitive pocket. Both get the same standard: clear advice and no theater.
