I just earned my Florida license. I did not become a different agent. I took the representation I already practice in Indianapolis and made it legal on the Gulf.
If you are moving from the Midwest, buying a second home, or selling in Indiana and buying in Sarasota in the same year, you do not need two strangers and a group chat. You need one person legally aligned with you in both places.
I am not going to pretend I closed the most homes on Siesta Key last year. I will tell you who I can help on day one, how Florida representation works, and where I will actually tour. The Indianapolis process lives here: Indianapolis buyer’s agent.
You already know how I buy, if we have worked together: written agreement before the tour, budget kept confidential, off-market when it exists, inspection treated as leverage. Florida does not change that personality. It changes the paperwork, the insurance conversation, and the map.

Who I will not pretend to be
The agent with the longest Siesta Key track record. A property manager. A dual-state tax attorney. Those are different jobs.
The listing agent on a Siesta condo still works for the seller. Calling the yard sign is the same mistake it is in Carmel. What changes is the diligence: flood, wind, insurance availability, elevation, HOA and condo documents. Those are not optional extras. They are the deal.

Indianapolis is still home base. Sarasota is the second market. If the search is active, I come to the Gulf. If you are still in Indiana, we start with video and a short list so you do not burn a trip on the wrong inventory.
Yes. That is the point of the second license. Remote buyers are how a lot of Midwest-to-Sarasota deals actually start. We still put representation in writing before I tour on your behalf.
Finding the address is not the transaction. The transaction is terms, insurance, condo docs, and whether you can actually close. The listing agent already has a client.
Compensation is negotiable. A seller concession may cover some or all of it. What you cannot do is find out at the closing table. We put the number on paper first.
Yes. That two-market calendar is the reason this page exists. Tell me which closing has to happen first.
Yes — with the documents in the deal, not as an afterthought. Rental caps, reserves, special assessments, and insurance on the building can kill a pretty listing. We read that before you fall in love with the lanai.
We treat insurance as a go / no-go item, not a surprise after inspection. Older beach properties can still be the right house. They are the wrong house if you cannot insure them at a number that fits the life you want.
