You asked what I think of the numbers. Short version: all five live in the same asking neighborhood. They are not the same buy. If you are choosing with list price alone, you will overpay for a 1-bed and walk past the only unit that is actually cheap on a per-foot basis.

Tour Apache and Coyote first. Treat Reflections as a negotiation. Do not pay $166–$167 a foot for the two 1-beds unless the finish level is in a different league.

How I’d talk you through each one
Apache Dr — $149,000 · 1,595 sf · $93/sf · HOA $240 · cut from $190,000.
Mike, this is the only listing that is cheap on purpose. Biggest home, one level, two full baths, 34% below the group’s average per-foot price. The seller already conceded $41,000. That is the market telling you the first ask was fantasy. Your job on the showing: decide if the 1983 building and the $240 HOA are acceptable. If the unit is clean and the association is solvent, this is your value lead.
Coyote Way — $155,000 · 1,202 sf · $129/sf · HOA $260 · newest (1997).
This is the balanced 2-bed if Apache feels too old or too large. They already cut $15,000. You are paying for newer stock and giving some of it back every month at the highest HOA in the set. Fine — if the interior shows like 1997 that has been kept, not 1997 that has been ignored.
Hunters Path — $159,900 · 965 sf · $166/sf · 1 bed · 51 DOM.
You would be paying 1-bed money at the top of this group’s per-foot range. Lowest HOA helps. Size does not. I would only keep this on your short list if you truly want one bedroom and the unit is clearly the nicest finish of the five.
Reflections #3 — $162,500 · 1,070 sf · $152/sf · 2/2 · 84 DOM.
Fair mid-pack pricing. The 84 days is the story. Other buyers have had almost three months to take this home and have not. That is your permission to offer below list without looking unserious. Ask why it is sitting: unit location, condition, no fireplace, or association issues.
Chapel Pines — $175,000 · 1,046 sf · $167/sf · 1 bed · no cut · 27 DOM.
Highest ask in the set for a 1-bed. Seller has not blinked. You have the least leverage here unless inspection or HOA documents create it. I would not let this one set your price anchor for the other four.
The HOA line you cannot skip
Mike, on a $150k–$175k condo these dues are 1.5%–2.0% of the purchase price every year before tax and insurance. At 6.5%, $210–$260 a month spends like the payment on an extra $33,000–$41,000 of mortgage. Apache’s cheap $/sf looks heavier after $240/month. Coyote’s “reasonable” $155,000 list looks heavier after $260/month.

Before you prefer any of them, we pull budget, reserves, special-assessment history, owner-occupancy, and what dues include. A cheap unit in a thin reserve account is not cheap.
If I had to rank them for you tonight
- Apache — best size and $/sq ft; seller already moved; inspect the association as hard as the unit.
- Coyote Way — newest 2-bed; pay the HOA only if the showing earns it.
- Reflections — fair price, stale listing, write it like a negotiation.
- Hunters Path — only if you want 1 bed and love the finish.
- Chapel Pines — do not let the highest ask train your eye.
That ranking dies the minute we walk in and the kitchen, HVAC, or parking tells a different story. Numbers get you to the right door. The showing decides whether you knock.
What I still need before you write an offer
This file is actives only. Actives are what sellers want. Solds are what buyers paid. Next I want closed sales in each complex, sale-to-list ratios, and the HOA packet on your top two. Also confirm square footage is measured the same way — bi-level vs. two-level listings can fake a $/sf win.
Local context, so you are not shopping in a vacuum: Pike Township condos have been listing near a $177k median and about $136/sf. 46214 sales for all home types have been near $139/sf. Your five are at or below typical asking levels. The 1-beds are the ones stretching it.
What I want you to do next
1. Walk Apache and Coyote back-to-back so the size difference is obvious.
2. Walk Reflections only if those two do not win — and go in ready to talk price.
3. Skip letting Chapel Pines or Hunters Path set the “this is what condos cost” number in your head.
4. Send me which two survive the showing. I will pull solds and the HOA docs before we talk offer strategy.
Mike, you do not have to buy the most expensive one on the sheet to buy the right one. In this set, the cheapest list and the best per-foot number are the same house. That is unusual. Use it.
