Sarasota’s New Home Construction Boom: The 2026 Guide for Relocators

Sarasota is in the middle of the largest wave of entitled residential growth in its history. More than 35,000 homes are already approved or advancing through review across Sarasota County and the city. For anyone relocating from another state or country — or buying a second home — this changes the search. The question is no longer “Is there new construction?” It’s “Which new construction actually fits my life, my timeline, and my total cost of ownership?”

The Core Reality: The big pipeline is real, but it will arrive in phases over 10–30 years. Coastal and west-of-Trail inventory remains scarce. Most of the volume is inland master-planned communities. Understanding that distinction is the first filter every relocator should apply.

The Scale of What’s Entitled

Major Project

Location

Planned Homes

Status (Late 2026)

Hi Hat Ranch

East of I-75, Fruitville–Clark

13,000+

Village 1 (3,000 homes) approved Oct 2026

Winchester Ranch

South County near North Port & Wellen Park

~6,500–9,000

Approved; revised for more open space

3H Ranch

South of Clark Rd, east of I-75

Up to 6,576

First homes arriving

Lakewood Ranch Southeast

East of I-75

Up to 5,000

Builders active (Pulte, Taylor Morrison, Toll, Neal)

Downtown Sarasota

City core & Rosemary District

~1,700 (next 5–6 years)

Multiple towers delivering 2026–2028

Lakewood Ranch remains one of the top-selling master-planned communities in the United States. Wellen Park is the strongest value-oriented alternative to the south. Downtown continues to add high-rise luxury product. None of this adds new beachfront or barrier-island land.

Where New Homes Are Actually Available Right Now

Area

Typical New Price Range

Best For

Key Consideration

Lakewood Ranch

$315K – $1.2M+

Families, amenities, newer systems

Strong absorption; higher CDDs in newest villages

Wellen Park

Mid-$300Ks – $700K+

Value + master-planned lifestyle

Closer to Venice beaches; growing rapidly

Palmer Ranch

$500K – $1.1M

Proximity to Siesta Key

Some older phases have no CDD

Downtown / Golden Gate Point

$2M – $8M+

Luxury, walkability, views

Branded residences (Ritz-Carlton, One Park, etc.)

North Port / Skye Ranch

Under $400K – mid-$600Ks

Entry and move-up pricing

Higher volume and more aggressive incentives

The Hidden Cost of Ownership: CDDs, HOAs, and Insurance

This is where many relocators get surprised. The purchase price is only part of the equation.

Cost Component

Typical Range (2026)

Notes for New Construction

CDD Assessment

$1,500 – $4,000+/year

Appears on tax bill; bond portion lasts 20–30 years

HOA

$140 – $500+/month

Varies widely by amenity level

Insurance

Often lower than older homes

Current code usually improves rates and availability

Property Taxes

Full assessed value year 2

No Save Our Homes cap in year one for new owners

Common Mistake: Looking only at the HOA fee listed on the MLS and ignoring the CDD. A home that looks $40,000 cheaper can easily cost more per month once the CDD and full tax bill are modeled. Always request the current assessment schedule for the specific lot before writing an offer.

New Construction vs. Resale in 2026

Factor

New Construction

Resale

Pricing Premium

Often narrowed by incentives

More negotiating room on many listings

Building Code & Warranty

Current code + statutory 1-year warranty

Varies by age; no builder warranty

Incentives

Rate buydowns, closing credits, upgrades common

Rare

Timeline

30–90 days (inventory) to 8–14 months (to-be-built)

Usually 30–60 days

Neighborhood Feel

Construction activity in early phases

Established landscaping and streetscape

Best Fit

Low maintenance, modern systems, amenities

Specific location, character, or proven performance

Builder incentives remain meaningful in 2026, particularly on inventory homes. Rate buydowns, design-center credits, and price reductions on quick-move-in homes can narrow or eliminate the traditional new-construction premium. These offers are almost always conditional and can change quickly.

Who Should Strongly Consider New Construction?

  • Full-time relocators who prioritize modern systems, energy efficiency, and lower near-term maintenance
  • Families who want A-rated school zones and resort-style amenities in Lakewood Ranch or Wellen Park
  • International or out-of-state buyers who prefer a turnkey product with a warranty and current hurricane code
  • Buyers with flexible timelines who can take advantage of inventory-home incentives
  • Second-home buyers who want lock-and-leave convenience and do not require immediate beach access

Buyers who prioritize walkability to downtown, immediate beach access, or established mature neighborhoods will usually find stronger options in resale inventory west of I-75 or on the keys.

How to Approach New Construction as a Buyer

  1. Define your non-negotiables (beach proximity vs. amenities, full-time vs. second home, school zones, timeline).
  2. Engage independent representation before touring model homes or signing a builder contract. Builder sales representatives work for the builder.
  3. Request the specific CDD assessment, HOA, and estimated insurance quote for the exact home or lot.
  4. Model the full monthly cost (principal & interest + taxes + insurance + HOA + CDD), not just the purchase price.
  5. Compare inventory homes (faster, more incentives) against to-be-built (more customization, longer timeline).
  6. If you are selling a home in another state or country, coordinate the dual-market timeline carefully so capital and closing dates align.
Practical Advantage: An independent buyer’s agent is paid by the builder in most new-construction transactions. There is no additional cost to you for having someone review the contract, incentives, and total ownership numbers before you commit.

The Decision Framework

Your Priority

Lean Toward

Lowest near-term maintenance + modern systems

New Construction

Specific location or established neighborhood

Resale

Maximum incentives and flexibility

New Construction (inventory homes)

Faster close and proven streetscape

Resale

Beach or downtown lifestyle as the top priority

Resale (west of I-75 or keys)

Amenity-rich master-planned lifestyle

New Construction (Lakewood Ranch or Wellen Park)
